Current Policies

Note: I excluded Crow’s Nest and Lone Pine Cottages from my recent sale of Oakland House Cottages by the Side of the Sea to Rick and Robin Littlefield in 2018. I am renting these cottages independently from the Oakland House and as such some things have changed.

Cancellation or Date Changes: Deposits are fully refundable only if the reservation is changed or cancelled more than forty-five days prior to arrival date (sixty days for reservations longer than two weeks or those that involve both Lone Pine and Crow’s Nest Cottages). Deposits for reservations cancelled or changed less than forty-five days prior to arrival date may be refundable, less a $50 cancellation fee, only if I am able to rebook the cottage. Trip insurance is recommended.

Substitution of Accommodations: Occasionally through unforeseen circumstances a cottage may have to be substituted. If at all possible, guests are consulted prior to arrival. Every attempt will be made to find lodging locally if the other cottage is not available. A full refund for the vacation days originally booked and not available will be made.

Reservation Deposits: At the time of reservation, I require a deposit of 50% of the total reservation including Maine tax (9%) and $200 refundable security deposit. The remaining balance is due one month before arrival. I require payments by check to be made out to “Dreaming of Maine, LLC.”.

Security Deposits: I charge a $200 refundable security deposit, which will be returned two weeks after departure unless there is damage, the cottage is left in poor condition or there was an unauthorized late checkout. Wash your dishes and remove trash before you depart.

Hide-a-beds and High Chairs: There is a supplemental fee of $15/person/day for each extra guest (over the age of 7) who sleeps on a hide-a-bed sofa in the living room. We do not have roll-away beds. For your safety, cottage maximum occupancies apply. Due to the risk of bedbugs, no sleeping bags or personal inflatable mattresses are allowed in our cottages. Let me know if you would like a high chair. We also have a Pack 'n Play for infants.

Check-in Time: Check-in time is any time after 4 p.m. Check-in will be at the cottage that a guest has rented. Requests for early check-ins must be approved in advance. Restrictions apply. Note: for past guests of Oakland House, check-in will not be at the Oakland House office.

Check-out Time: Checkout time is any time prior to 11 a.m. Requests for late checkout must be approved in advance. Restrictions apply. Unauthorized late check-outs will be subject to a $100 late fee plus tax which will be deducted from security deposit.

Smoking Policy: I do not permit smoking of any kind inside Crow’s Nest or Lone Pine. Ashtrays are provided on cottage porches and patios for smoker's use. For fire safety reasons, all smoking materials MUST be extinguished in designated receptacles and not on the grounds or trails. Any evidence of smoking found in guest cottages will result in a $500 cleaning charge.

Dogs: Dogs are not allowed in Lone Pine or Crow’s Nest Cottages or on the Ocean Swimming Beach.

For Your Arrival: The cottages will be clean with fresh linens and pillows on the beds (extras in the closets), fresh bath and kitchen towels, a fire will be laid in the fireplace with extra wood in the wood box when you arrive.

"GREEN" and 100% recycled paper products will be supplied: Dish soap, hand and body soap, shampoo, kitchen sponge, cleaning supplies, tissues, toilet paper, paper towels and trash bags.

Please Note: Housekeeping and trash removal is self-serve throughout the season (unlike my past procedure at Oakland House, where there was daily housekeeping during HIGH SEASON). Extra firewood is available for a small fee from the wood bin outside near the cottages. There will be a dumpster for your use for disposing trash. While there will be plenty of clean towels and sheets in the cottage, extra clean linens are available upon request.

Kitchen Facilities: Lone Pine and Crow’s Nest Cottages have full kitchens in which to fix meals. They have a refrigerator, sink, counter, automatic coffee maker, toaster, gas oven and stove top burners, and microwave oven. They are complete with a large assortment of utensils, dishes, pots and pans.

WiFi in Crow’s Nest and Lone Pine Cottages: The cottages have "country" WiFi that is sufficient for most information requests, Google queries and email on a laptop or smart phone. It is not sufficient for large photo file uploads or streaming video or audio. Higher speed connections are available at the Brooksville and Blue Hill Libraries and several restaurants in Blue Hill.

Phone Service: There is intermittent and spotty cell phone service in this area although there are areas that are better than others. AT&T seems to be the best carrier locally. There will be land line phone service in the cottages.

Ocean Swimming Beach: The Ocean Swimming Beach is a "glass free", "alcohol free", "smoke free", and "pet free" zone. Thank-you. Fires are not allowed on the beaches (or grounds) at any time.

Quiet Hours: Between the hours of 10:00 pm and 7:00 am we ask that you respect the peace and quiet of the days and evenings on this gentle coast of Maine.

  • Hotel Office: This is now operated by the new owners of the Oakland House business.
  • Hiking Trails to Lookout Rock: Maine Coast Heritage Trust now owns much of what was once my Lookout Rock Trail. Portions of the old existing Blue Dot Trail have been incorporated beautifully. MCHT has also blazed an additional trail section leading from the new parking lot accessed directly from Herrick Road. It is a wonderful hike of moderate difficulty that leads to the top of Lookout Rock about 250’ above sea level.
  • The Lake Beach: The historic lake beach on Walker Pond accessed through Camp Robin Hood is not available to my guests. However, there is a warmer fresh water public swimming beach and boat launching facility on the Eastern side of Walker Pond. It is easily accessible by car (off Route 15 via the Cooper Farm Road through the Blue Hill Heritage Trust Land). It has picnic tables and rest facilities. It catches the afternoon sun too!
  • The Ocean Dock: The dock is privately owned. Kindly respect the privacy of the owners.

Kayaks and Canoes: We encourage you to bring your own kayak or canoe. My sale of the Oakland House included all of the oceanfront except the sandy Ocean Swimming Beach. You can hand carry a small boat down the woodland path and straight flight of stairs to the ocean. Our Ocean Swim Beach rules request you to portage your kayak or canoe back to your cottage instead of leaving it on the beach.

Boat Launching:
  • Walker Pond Landing: On the nearby lake (Walker Pond) launching facilities are available at the Brooksville-Sedgwick Public Landing (accessed from the gravel road near the top of nearby Caterpillar Hill). It's a great facility that enables you to put in a "clean" kayak, canoe, or small powerboat. We do NOT advocate the use of jet skis on Walker Pond, nor do our neighbors. As the lake is drinking water pure and free of invasive plants your boat MUST BE absolutely clean of contaminates from other lakes.
  • Ocean: The access to the Ocean Swimming Beach is down a set of stairs accessed by the trail through the wooded area south of Hannah’s Way. You may take a kayak down the stairs but you will not be able to store it there. The tides rise and fall 12 - 15 feet twice a day. Launching facilities for larger boats are available at Bucks Harbor Public Landing.

Alcoholic Beverages: The consumption of alcoholic beverages in your accommodation is your prerogative; however, it is not allowed in public areas, the beach, woods, trails, and grounds.

Barbecue Grills and Bonfires: I do not allow the use of charcoal grills or hibachis for fire safety reasons. Portable propane grills may be used with proper safety precautions on decks or patios with permission in advance. Bonfires are not allowed.

Grounds & Trails: This is a pastoral community with quiet pursuits the norm. We subscribe to the "Leave No Trace" philosophy. Take out only what you came in with.
